The Syndic Service |
| |
| The Patrick Echinard Agency is the syndic for the co-owners' councils for some 2000 lots under co-ownership. |
| |
The Law requires that the co-owners collectively comprise the co-owners' council. Its purpose is to ensure the upkeep and administration of common property. It operates through the syndic. |

| Legal Duties : |
| |
It ensures daily management of joint ownership;
It monitors the respect of joint ownership rules and can act as a mediator should litigation arise between
co-owners;
It draws up and updates the maintenance register of the co-ownership;
It convenes and leads the general assemblies, taking into consideration the legislative and regulatory texts in effect;
It executes the decisions adopted by the general assembly;
It drafts the minutes of the meetings;
It assumes responsibility for all of the activities it carries out. |

It sees to the maintenance of common areas;
It takes out the appropriate insurance policies on the property;
It gives advice in choosing service providers and has pro-forma invoices drafted;
It negotiates contracts and markets in keeping with the best interests of the co-owners' council;
It monitors work in progress as prescribed during the general meeting.
